Just out of curiosity, you might want to find out if the tenant has been putting rice, pasta, noodles, oatmeal or any other starchy item down the drain (as in rinsing out their oatmeal pot every morning).

I guess it depends on what your measuring stick is but the prices have doubled in the past 2 years.

As @Marc Rice said it shouldn't affect your credit much and ultimately gives you more leverage. 

Also, providing internet access is also a sticky subject, if you had access could be a violation of their privacy.
