I personally prefer when investors have some skin in the game.

On its surface it seems your liquidity is going to be a greater deterrent than a mid 600 credit score.  

Meaning, the borrower must bring at least 10% skin in the game.  

You also mention the low fee of $50 / month for HOA fees and though it may look very cheap on the surface, you have no idea how the communities financials have performed over the last few years and you may have HOA fee increases annually.

You have to sand the surface first to make sure it gets a good bond. 

IMO it goes against the meaning of the word if the new entrants to the group aren't coming to the table with at least a certain level of experience and skin in the game.

I was not getting any solid signal about rental occupancy rate either and from a property appreciation point of view, I felt there was hardly any skin left in the game for me.

I buy properties from turnkey companies and also from the MLS and give it to PM folks.Lately I am noticing that in the houses that I have purchased there are issues that have surfaced which could have been handled in a better way when the property was bought itself.
