Likely the reason you are expecting money from your marital home is due to appreciation.

The WHY is important.And you are skating on VERY thin ice to start making any decision based on "preferences" when it comes to gender/age/race/marital status etc...all protected classes...bad idea. 

If others choose to give gifts to their tenants, I don't see how that signifies friendship.

Not that I'm necessarily concerned about marital issues, more of a way to simplify the process.  

In the divorce there will be a pretty clear process and you'll deal with all the marital assets, this one included.
