This is actually my second introduction on the platform and simultaneously an honesty post:I first became fascinated with real estate investing last year as a sophomore after hearing about the "wonders" of wholesaling from both an old friend a couple of internet gurus...and fell for it. 

I will be honest, I have never seen your version of Net Return used before, but to your note the metric itself is actually quite similar to the Cap Rate calculation.

I never used that full time because of my honesty feelings and it maybe who you know. 

My fiduciary duty is always to the seller, any unrepresented buyer is just my customer (I owe them honesty, etc, but there is no fiduciary relationship).

@Wayne Brooks to be honest, I say with some shame that I'm just curious if I have a valid case and can get something out of them for my trouble.

Sure you might get a few just shooting straight from the hip, but you probably won’t get referrals or upfront honesty

Your vision and desire to even dream of doing a project this big, your resourcefulness to put all the pieces together, the ability to sell your idea and yourself, your honesty & integrity with everyone involved, your willingness to pay off your debts and make the hard sacrifices and your humility to share your experience are the ingredients of  super sucessful entrepreneurs.The things you've learned from this experience will help you for the rest of your life.

I'm not quite sure how to go about that yet in all honesty, but that is also on the long to do list that I made for myself.

1) honesty is always the best policy here. 2) keep it short but not vague.
