I've said it before (I'm getting old and repetitive) but cash-flowing $100/month out-of-state gives you $1,200 for the year which is basically break-even once you factor in plane tickets, hotel stay, food, rental car rates, etc. to visit the property once or twice a year.

I understand "motivated seller, distressed property and repetition" concepts. 

For the sake of being repetitive, be very careful with HOA's as they have very strict rules when it comes to condos.

Around here, $50k/yr might get you someone who could handle repetitive 'builder box' new construction, but not someone who could handle one-offs and rehabs.

So I’m hoping to get  repetitions on estimating rehab costs by maybe looking at some before and after pictures along with rehab costs associated with them.   

That's OK...with your future profits, when you have a repetitive CF coming in. 

I will continue to ask questions (no matter how repetitive..) until I can gain better clarity and make better moves.
