Marketing, Direct Mail - Property Type?

Hi, when a Wholesaler or investor is searching for off Market deals what type of properties do they target?  I understand "motivated seller, distressed property and repetition" concepts.  But when it comes down to it, do you mail or market specifically to vacants only?  Owner occupieds?  Or, do you blanket a specific neighborhood?  What property characteristics do you go after to increase your chances of success?  In your experience what has worked?  Have you been surprised on which properties turned into deals versus those that did not?  

Second part.  Do you have a wish list?  For example if the sky was the limit as far as easily getting seller/property information, what would you ask for?  i.e., seller phone numbers, whether the house was vacant or not, etc..

Any feedback, testimony would be much appreciated.
