The first was the chimney needed to be repointed and the second was the back steps needed repainting. 

If they've been there for many years, you are going to have to repaint and do other minor renos when they move out and that can't be taken out of their deposit. 

You could also include the cost of a repaint or other minor make ready charges that are earlier then the useful life  of items like paint and carpet but the more accurate term for this is turnover cost. 

It was a bear to sand and repaint with black dust when sanding the cabinets and handrails.

I’d be repainting that tub before I caulked it though, that thing looks like it has some nasty rust by the drain.
