I personally prefer flexibility but having structured amortization does provide discipline if principal reduction is an optimal outcome for you.

@Kim Durst Actually, as long as the cash out of pocket as opposed to it being baked in the price is not a problem….I would Much prefer to take the price reduction and fix it myself.

I would purchase all cash looking for a minimum of 10% reduction for the cash offering and then refinance it after closing.
