I started out at Metro Brokers then went to Solid Source.Have had my own brokerage since 2007.Originally when I saw Michelle's success from 45 agents to thousands I thought I could do the same thing but doing a virtual brokerage to keep costs low and not have brick and mortar costs (leasing or owning a building) for agents to use.I spent about 5 months recruiting and was up to about 50 agents charging a 300 per transaction fee with no dues and FMLS only access.

HUD has gone through big changes in the last few months with many being negative.They are doing a lot of things that do not make sense.I haven't sold a HUD property in years because I just do commercial real estate now.Really think about this point for your career.If I a house is priced at 80k as the listing broker I will be paid.If you work with a buyer and ten offers are submitted you have only a 10% chance of getting paid with the accepted winning bid.On the REO side many have left the listing side because of asset managers 1% referral fee leaving them 2 if they are lucky before their broker split if they are not the broker.Count in BS designations that count a few hundred apiece each a year,conferences,computer platform fees,extending money for rekeys,offering cash for keys,and low price points and you make almost zilch for a big headache.With the Robo signing fiasco many banks are sitting on properties they own.This makes asset companies have to recruit agents for promise of potential listings by collecting fees.

All this with the help of someone tied to and recruited by the HML lender for the purpose of skirting the law (if they get away with it) which makes the HML and the buyer and the RE agent accomplices in the act of attempting to (if not actually doing it) defraud the bank of what they could have actually gotten should the other offers have been transmitted to the bank.Which brings to mind an old addage:Oh what a web we weave when we first try to decieve.DONT DO IT!

I've attended a meeting of the "RE Mastermind" club on Meetup.com, and found it was essentially a recruiting tool for an overpriced RE course that the members try to refer you to, so they can earn a referral bonus to pay off their debt from their bad deals that they undertook as a result of the training they overpaid for.
