I have noticed that as companies they grow, their quality and attentiveness tend to decrease. 

There have been a few comments along the lines of "new homes aren't built with the same quality as old homes".

For housing to really be addressed, there needs to be way less tape to set up ground up construction yet stricter rules on actual build quality not necessarily code.

But in my opinion, the biggest issue I see with folks jumping into their first "big" multifamily deal is the quality of the pro forma. 

Testing out smaller jobs with potential handymen can also ensure quality before committing to larger tasks.Regarding financing, holding onto the properties seems wise, given the strong cash flow and equity.

A few small touches, like high-quality linens and a welcome guide, can make a big difference.
