Thanks for the info, and I would think a prospective seller would likely hesitate to use a listing agent that is unable to list their house on the MLS.I read that some virtual brokerages will allow you to join them without being a Realtor and list properties on MLS through them.

Every call and email comes right to your phone, you know all the details and get to ask what the prospective buyers liked and didn't like about the house and can plan better in the future on other flips in that area.

They are willing to grind, cold call, door knock, and other prospecting more than any agent I have ever met.

This will allow you to compare policies, although, from my experience, most companies offer very similar coverage.As for your 2nd question, 2 things I wish I had learned early on:- Explain the benefits of renter's insurance to all tenants and prospective tenants.

We always request prospective residents provide copies of the bank statements where their paychecks are deposited.

But even these folks are often peddling real estate with very mediocre long term prospects.  

My struggle is the prospect of potentially giving up control, having the choices of team memebrs made by this company for example.Obviously, at the point where I see the potential members of the team to not be suitable anymore, I can definitely look for others, but i'm still finding it to be uncomfortable.What do you guys think of potentially partnering with this type of company, and what would you do if you were in my shoes?

Is it legal for me to show the property to the prospective tenants as long as I don't collect commission or sign any paperwork. 

Also forgot to mention that it also allows you to address an issue before it gets out of hand and gives you a perspective on your renewal prospects for that tenant.

At least you got reports from the prospective tenant , that say something for them being honest.
