Good content about how to position yourself to survive the STR shakedown that will fold up less experienced/professional operators: https://www.biggerpockets.com/...Easy for me to praise the insights before actually having to practice them, but the advice to capitalize on 1) Amenities (pools, hot tubs, game rooms, even pianos), 2) Uniqueness (themed houses, unique rooms, etc.), and 3) High host ratings certainly makes sense.

They claim that they haven't been late the past few years with the previous owner (and the seller had praised the tenant at the closing) but that they ran into some issues lately that is withholding/delaying their payments (that they have big check payments that is taking long due to "holds" blah blah).

(Praise God)-Mortgage will be around $2500 a month -AirDnA data was showing for homes with similar square footage and sleeping 8 people like mine would it would generate minimum of around $40,000 of income per year and this home BLOWS those other homes out of the water.My questions are: -Is this a deal you would do?

Go to meetups (especially MTR and STR-focused meetups), make sure you have a robust social media presence, showcase your successes and portfolios (offering free consults never hurts), have references who will sing your praises and ask them to tell all their friends about what great work you do, and never stop telling people what you do and asking them if they know anyone who might need your help.Sounds like you might already be doing this, but finding people to partner with (lenders, investors, agents - especially agents who work with a lot of investors...shameless plug for The FI Team here haha that's our speciality!)
