Here are my suggestions (not a CPA, nor lawyer, so take it with a grain of salt):You'll need good insurance and umbrella insurance.You'll need good property management (yours or outsourced).And you'll need asset protection - aka liability insurance.

.- both partners good credit-  want to have 30 year fixed amort financing, plan to buy and hold- cash down payment of 25 or 30% is avail - no experience in prop mgt or RE investing, will outsource prop mgt- One partner has W-2 corp job, other is taking some time off but doing part time consulting. 

I mean wouldn't I be outsourcing marketing through my property management?

for instance if I receive $1600/mo for a 1br/1bth how much more could I possibly get.Note these are in pretty good metro areas, C+ to B+ within a couple miles of the beach.I plan to not be super involved and outsource a good amount. 

Too many lists/records/partners/outsourcing etc.

I have just recently outsourced bookkeeping and it has freed a lot of time.  

And at the rate my company outsources everything, I may not have a job for long anyway.

I currently live in a third world country and own a outsourcing business where we telemarket & provide customer support to companies based out of US, UK & Australia.
