Hey Michelle, I'm a realtor in NYC, and what a lot of New Yorkers are doing is investing in upstate New York including Orange County, dutchess county, and even further upstate in places like Albany, NY where you can still get multi family properties under $100K.

To answer your questions, I am not naive enough to expect this, but I am naive enough to not know the answer to this question, and ask it in this forum.I do not do this at my job, but that's an apples-to-oranges comparison, as I work a salaried position that affords me a high degree of autonomy and flexibility in deciding when I work and working at irregular hours does not equate to more money for my firm or myself.

You have to know the local market and the properties themselves to be able to tell what is an apples to apples comp and what is apples to oranges, which is really hard or impossible to do virtually.

Licensed contractors run a business like a business and unlicensed do not / of day many spend more on unlicensed because they don’t show up after you pay them upfront, the work can be shoddy and end up hiring licensed anywaysOh go pull permit and hire unlicensed and if a deck fails YOU will be liable since you pulled the permit and in court when it comes out you hired unlicensed contractors and if something bad were to happen not only the financial liability but would you look good in an orange jumpsuit?
