@Andrew Lee I have a dew HML's that do a cash flow program for only 3 points down. 12% for the rehab and the it converts back to 7.5% after a tenant is in place.

@Joseph Lee from everything I have seen Central AC does not increase rent, but from my experience, I do see it as important to pull the cream of the crop tenants, and I think it will add to your value vs your competition when we see a market shift.

@Chris WilliamsonIf you want to have checkbook control of your retirement funds as @Lee Ripma suggested, a Solo 401k is a much more direct way to do so.
