Be sure to eventually narrow down your specific buy-box (your investment property "avatar" based on your Goals, Returns/Appreciation).

Hey Brian, that's quite a smattering of options.My best advice is to narrow it down as much as possible.

Jane -- I would recommend narrowing down a strategy in regards to importance.

There are at least 10 with lots sizes 20 X 60 some of these sold for 1.3 mil and have 1000 sqft than I am proposing, bigger lots 25x90 sold for 1.9 millionmy lot is 40X60 Wide home (not narrow) in the best part of Philly.

Narrow your search down to one market and then narrow that search down to different neighborhoods.

Personally, I may do something before then with a similar capital gains objective but with a longer hold and only in a few very narrow geographies.  

Seeing how they represent other landlords will help you narrow down to a couple that you can choose from.Best of luck 

BP is a great Community, but it doesn't focus exclusively on passive syndications so it might make sense for you to look for some groups that have a more narrow focus. 

Lastly look in areas that you would like to visit, that can really help to narrow down where to look.
