You need to have your quitclaim deed warranted, which will require a Motion or suit to quiet title. 

It definitely helps to know what you're looking for and there's nothing worse than having gone through all the motions and getting a deal under contract at a good price and then not being able to sell it and get paid.

Seems like too much fluid in motion to keep control of. ie home inspection comes back with something or there is an issue with the survey.

All buildings should meet life safety codes and be in compliance with codes on smoke and fire detection, fire extinguishers, and carbon monoxide detectors.

Meet and greet all of your residents, (if you haven't done this already, combine it with a complete unit inspection to assess capex needs/maintenance needs/ smoke detector/ leaks etc).
