My mother is a realtor so she has access to TREND but I’d like to look on my own time.

The property is actually in my mother in law's name but we have been paying the taxes, insurance, repairs, etc., as well as collecting the rent.

It is my mothers property and she let the tenant slide to far to the edge of the current lease, then they declared they are closing the business.

I received a call from a motivated seller who wants to get rid of there mothers house, but the only thing is the property is in NJ.

I immediately drove over with a friend and found a 4-5 BR 2 BA Victorian and the 1 BR 1 BA Mother-in-law Cottage empty and un-inhabitable. 

I helped my mother in law sell a piece of land in Texas not too long ago where we did not know the market at all and the property was 100 miles away, so we decided to use a local agent.  

My mother in law wants to buy a new house, i own 2 SFRs and would love to possibly partner with my in-laws (we have good relationship lol) with their old house to rent it out, and split the profit. or somehow get this property from them and keep the profits to just me, but i'm looking for a win-win. they are interested in going in on the deal.key issues: In-laws don't want to pay two mortgages.

I would argue that your duty as a human being at this time is to the children there and not the mother, and if you allow the situation to go on you're enabling an obviously unfit mother.

For what they charge I could hire locally to single mothers and other struggling people in my community.I need advice on moving forward.
