Only one facility in town is quality built/newer (maybe 10 yrs old) and it seems they do not have more room to expand and by secret shopping so to speak them plus the smaller less desirable facilities are mostly filled up.

If you still can't fill the place with decent tenants, then sell the property and save your sanity and your money.

However, beyond that if they are honest in assessing themselves, they might choose to hire or partner with people who can fill the other roles needed such as a realtor, accountant, lawyer, etc.

But that doesn't really work if youve never even seen a contract, much less fill one out. 

The good news is that you can fill out a form, provide the receipt of the repair, and they will credit you about 1/2 of the bill

From what I've read, all I need to do is fill out a Quitclaim Deed, sign in the presence of a notary, and record it with the county clerk where the property is located.

The street is new, so as it fills out and cleans up and blossoms our equity should go up quickly.
