First Investment - Best Value Add Opportunities?
21 June 2024 | 7 replies
One thing I wanted to do was to get some advice on opportunities that would add the most value to the home as I'll be looking to refinance after making a few updates.Since I'm a little unfamiliar with what would give me the most "bang for my buck", I figured it'd be worth it to share my Zillow rental post, give my thoughts to you guys, and see what you all come up with since I'm a day one newbie here...https://www.zillow.com/homedetails/698-Bridal-Ave-Jacksonville-FL-32205/316819570_zpid/?

Seller Financing Contract

Thanks, Gary Neely Gary, Just use you standard state contract and write out the terms of your seller financing in an addendum or on the OTP itself if there's lines for additional provisions.Be clear and concise.Example,Seller will carry a promissory note secured by a 1st position mortgage in the amount $97,583.00, at 6% interest, amortized over 30 years, witha a maturity date and balloon payment due 10 years after the closing date.Hope this helps and certainly get an attorney involved if you are not comfortable drafting the language.

Wisconsin: landlord had to refund rent for entire tenancy - Koble case is now law

Most landlords in Milwaukee own less than 5 units and it is not a big focus in their lives, they are not on BP, they don't belong to the RPA etcIronically, for a couple bucks you can get a court-tested lease from Wisconsin Legal Blank or from the WRA.Court rulings like this also mean that it will make the market tighter for tenants as landlords are driven more and more into defensive strategies.

By the time you include those costs in your taxes, over 10 years that 10 grand will end up costing you about 50/60 bucks a month in cash flow.
