I am even building a software tool that bridges my two passions...real estate and technology :)  The tool intelligently and automatically sources awesome deals for real estate investors and I would love my fellow BiggerPocketers to check it out because I am building it to help not only myself, but others too!

Look for the bios that talk about working with investors.Call the local REI clubs and ask for references.Search Bigger Pockets for agents that provide intelligent responses to forum posts and blogs.

Yeah, so I found a much more intelligent escrow officer that walked me through how to do this legally and even sent me the proper forms, HECK YEAH BOY!  

So far, I've seen some deals that are just risky and then those that involve intelligent risk.  

I am attracted to the BRRRR model -- it seems like an intelligent way to methodically build a good-sized portfolio by reinvesting my original equity over and over, but I also acknowledge that there's a lot to learn. 

I'm educated and very intelligent and also have a knack for computers and customer relations.

If they show that to someone selling a place for $840k, 3 unit, $11k gross rent, a reasonably intelligent seller or listing agent would/should look at that and find this buyer to be credible and show the property.

I met another person later on that connected me to agency (cold-calling) sales and I found out that I was amazing at it along with business intelligence - I did pretty well, but high-commission / low salary isn't a gig that is sustainable in the military recruiting field.

@Brian Sorensen  your post is almost un intelligible but I will try to decipher.1. you have a seller who is willing to sell it to you on contract ?
