Maybe if the tenants do not like the carpet color they will be more inclined to accept a tenant buy out.I will provide two examples but my non-rent controlled example will be San Diego market (not LA) because I know the San Diego market better and therefore already know the aver rent increase of a San Diego SFR.

I would be inclined to keep renting to them, but have several inspections per year to make sure things are getting worse and try to get them to clean up their act some and address the extra cat.You could make it a requirement that they clean up their mess (or at least organize it) before you will renew their lease.

@Christa S Rickard I'm sure you could operate at 21% but it suggests that you are on auto-pilot...letting the roof rot of the place with insufficient reserves...I'd like to take a look at the actual property performance if you're inclined to send it over...

A classic brain fart/path of most resistance outcome can be frustrating, but at least I learn a “I’ll never do that again in that specific situation” lesson.I’m inclined to keep all my stuff for now, as I still think there are one or two good appreciation cycles to be had in the next 10-20 years.
