VA Financing - Also if you're a veteran in active service or have served actively in the branches in the past or have served in the reserves or coast guard for 6+ years you could be eligible for VA financing for a fourplex which allows for as little as 0% down payment and no monthly MI (huge upfront though 2.15% on first use of VA).

Your lease should also indicate the responsibilities of the tenant with respect to damages caused by their action or inaction. 

It's great to see lessons from the podcasts in action. 

Many builders make you put your license in inactive status, to prevent some conflicts of interest.Same with some commercial jobs....they don't want you to have active license that could create conflcts.... 

However, long-term real estate investing makes sense to me and I can see the value in actively working the business as an investor over a 20+ year period.I can always increase my 401(k) contribution back to its original rate in the future once I feel solidified with my real estate portfolio foundation.Has anyone else taken a similar approach when starting their real estate investment journey?
