I flip and have rentals in a rapidly gentrifying area and it's still messy at times so you have to be sure you are comfortable with the homeless/squatters/addicts/mentally ill that will be your neighbors for a few years until they are pushed out. 90% of them are harmless and can easily be good neighbors if you treat them kindly and with respect.

You aren't renting for the sole purpose of providing free housing to the homeless, you don't renovate every home to donate it to someone in need, and the professionals you use don't provide their services for free. $500 for a transaction is free for the amount of time involved.

Displacement of those residents would be a sad thing.To paint the picture to them, I would make a formal request to that same county contact or department: you need full details on homeless shelters and programs in that area.
