The writer said granite does not  discolor with heat like quartz does.

When I get back in town, I go and look at the property and it has major foundation issues and needed a whole new central heating and air and ductwork.  

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

Katie, the roof is in good condition (except for a large branch that fell and bent three feet of gutter at the corner of the house (easy to reach, fortunately), the electrical is great (although we have an energy bill we will pay out of escrow), hvac works great (has whole house heating that works great via a propane tank, and also a pellet stove.

Lake Havasu used to be hotter than Phoenix, but all the blacktop made them eventually surpass Havasu's heat - you can fry an egg on your car if you don't care about the paint :o). 

We also have all of our tenants pay their own heat and electric. 

There many be some gems to consider there, and the area is a growing hot spot for Phx dwellers escaping the heat for the Summer. 

Not all of our properties have central AC and most tenants will be starting to put out their window AC units in a few weeks when things heat up here in Pennsylvania.  

Basement installation doesn't make a lick of sense IMHO.Just keep the hot tub at the heated setting for winter months.

If it’s a combination heat/ac unit that runs on the older Freon and just the ac needs replacing.
