Screening needs to be more targeted, and be capable of showing an actual connection between the type and age of conviction and the harm to be avoided by the landlord, such as credit risk, damage to property, or danger to other tenants.

A broker may not allow you to even cut the grass on a listed property, so ensure the broker has the fine details before you go out on your own trying to implement some strategy.And yes, having a license takes you out of harms way in wholesaling as you should be working as an agent and making about the same thing.
