and we tell them it's because the ones we are working on now are more expensive rent wise,... at which we get a story about being on disability.3) They are huge animal lovers, I am too... however they have called animal control 2-3x on our other tenant who has his dog on a chain outside (technically okay per city ordinance).. other tenant calls us and is wondering why they are harassing him.

Getting harassed about rent a day before the 1st and 2 days before payday really is not grounds for a good environment and to think that she also lives in the house just make for an uncomfortable situation all around.

I have a question ,I have a former home owner who was F/C on 8+ years ago, BUT the bank that F/C has since closed and bank that took over on file says it doesn't own the property, NOW the owner who was F/C on is being harassed by code enforcement to maintain the yard ,the lien is 9k ,the property needs a full rehab, but that's what I do also its next door to a property I already own .. so my question is can I quit claim it over to my company and then buy the lien ,or should I just buy the lien and wait the year knowing no entity is going to redeem ?

Be patient,it's only 7 days and you don't want them trying to respond to the court using their alleged fake lease.Even if it is totally fake and they are true squatters,they could cause severe delays filing motion after motion and instituting waiting periods for hearings on each motion.You can be accused of being a racist landlord,providing unsafe living situations,cutting off utilities and other forms of harassment,etc.Proof is not required,just the accusations get you 45 days or more delayed waiting for a courtroom date to open up.So,be patient and cross your fingers they don't respond so you can get that order for the sheriff to remove them ASAP.
