Wait 2 hours to dry, and buff with super fine 0000 steel wool.

Cats are a little more gentle on the property, but can inflict major damage with their need to scratch.

Every 5 years or so give the floors a light buff/sand and re clear coat.

If the plan isn't realistic  you are doing them a favor by gently (but firmly) moving them along to a place they CAN afford.

I would also explain to him as gently as you can that fact that he is interested in hiring you for your experience in rehab and management, but the process needs to be smoother moving forward if you are to work together.
