I wouldn't overlook La Mesa, for your price point you could find something there and it's close to hospitals too for mid term rentals for traveling nurses. 

The consensus seems to be that glue-up acrylic and composite surrounds are less of a hassle to deal with for landlords, but most flippers like shower tile for mid-level flips and up.There are a few stalwart DIY landlord holdouts for tile like me, even in low-income properties.

The second question is this metric useful for guiding future value appreciation predictions for mid-market turnkeys.  

The other note I'd suggest for mid term Airbnb stays is to overcommunicate what is provided and what is not.

I have a recently updated 3 bed/2 bath home in Lakewood, CO that I'd like to use for mid-term rentals.
