I am about to fire them.

The rents were at $1000 a door with a potential to increase up to $1250 after some small TLC renovations.When you factor in the price point, lower taxes and lower insurance you have yourself a sure fire cash flow deal.

I did this when I was starting out selling land I had a fix fee or many times my commish was 15 to 30%  a lot of the props I sold were hour drive on dirt forest service roads one way and you had to show the props 3 to 5 times before someone bought it.. 

Cash flow/FIRE is awesome and most investors start out with this goal in mind but RE investing is work and if one doesn’t enjoy walking the path that RE leads to, RE investing is just another cruddy job.

For primary residences, taxes paid equal 4% of the fair market value of the home times the local millage rate plus any other local district taxes assessed, such as for fire or police, but with a school district tax credit.

And maybe fire evolve and use a local PM or self manage.

I want to give them a chance to provide a fair resolution and improve the work before I terminate the contract & fire them.  

High fire zone designations are also a consideration.

On a few I had a GC mess up and had to fire him.
