I did this when I was starting out selling land I had a fix fee or many times my commish was 15 to 30%  a lot of the props I sold were hour drive on dirt forest service roads one way and you had to show the props 3 to 5 times before someone bought it..

Cash flow/FIRE is awesome and most investors start out with this goal in mind but RE investing is work and if one doesn’t enjoy walking the path that RE leads to, RE investing is just another cruddy job.
