I'm looking for referrals for a custodian, tax attorney, and a CPA to set one up and advise me.

I recommend renting it as a 4/4 and being clear about the set up. 

My wife works for Ferguson, and I know many contractors, so I can get a lot of materials at cost.

I have been doing this for 13 years and I specialize in it. 

for HML  or lending your own money when your based in NV.. if your doing 1 to 4 units then yes you need state license and NMLS AND Brick and Mortar that's why you don't see a ton of HML set up in NV at least legally.
