@Ethan Cooke  thank you   and thank you to the rest who responded.as I am sitting here drinking my coffee I am thinking its probably not fair to the neighbors to do super short term rentals I have seen houses trashed by parties and my house has far to many nice things to even remotely risk that one.So probably either not rent it and leave it vacant or if I do take a 6 month lease at a time with a very well qualified NON smoking no animals tenant with a large deposit..

We don't go out for drinks, but I do ask about their lives, share a little (the basics) about mine. 

No cost to attend, come grab some dinner & drinks and talk real estate with other local investors.

I would like to offer a meal or drinks, on me, to a wholesaler or investor with wholesale knowledge near Oceanside, CA.

The only difference between gambling on stocks or real estate as opposed to going to the casino , They serve free drinks at the casino while you are gambling .in real estate the odds are with the house .............and you own the house 

They also will be invited out to my place to shoot guns, eat meat and drink beer with my friends.

It's feedback like this that saves me time while drinking from a firehose.
