Population growth, income growth, job growth, job diversification and rent growth can be good filters to help determine target markets.

It sounds like trying different markets or maybe short term rentals could provide some diversification (and excitement) to strategically expand from your current your 14 units.  

I have 8 properties (6 STRs and 2 LTRs) and I like have the diversification.
