Looks like there are investors that have established an advertising relationship with Roofstock, such as the ones who wrote Roofstock reviews on Listen Money Matters and The College Investor. 

It took a year of painful lessons (the first of which is that NOBODY will care about your business as much as you do (Evolve), and that - in my case at least- self managing makes more sense -even remotely- than allowing someone else who has different motivations to take the reigns. 

We plan on buying in Columbia sc and im thinking of buying property near the hospitals and college and renting to collage studies and short turn nurse rental. 

The closest comparison would be bourbon street for college age kids, but bourbon street may need to up its game.  

Lessons learned?

I think most of the students at those two colleges are commuters anyhow.

And yeah Marquette, MI is an appreciating market and a college town where everyone complains about increasing rents (and their bad landlords).Hopefully I can still find a few properties that can cash flow anything, no matter how small, with zero down but I'll have to see if they'll pass VA inspection too.

I would rather make less on a single transaction and more in volume, than make more on a single transaction and less in volume.
