Central bankers like to talk about the so-called neutral rate of interest, R-star.  

I have received 9 bookings in the last 48 hrs, so maybe this info was relevant over the last few months, but not right now, at least for my market which is central Florida, with 4 rentals. 6/9 were direct bookings, 2 airbnb, 1 vrbo.

The property has great amenities including central heat and air, pet friendly, washer/dryer, great backyard + patio, an upgraded kitchen and bathroom, and upscale furnishings. 

Gator method and PCS; hubs and I had a meeting w/ PCS this morning and didn't need all the LLC creation and such so we jumped to the 'Corporate Financial Program' - already sounds VERY ambiguous... 

I've found those in Central and South America are solid in the $10-$12/hr range.

Central north Austin, NW Austin, and central south Austin will have some good options.

We don't have a lot of small multifamily.Upside-Landlord friendly, great growth, diversified economy, great central location, business friendly environment, no state taxes, population growth, job growth, probably wage growth. 

I See it as the next Silicon Valley tech hub  - my main business is pushing that direction.
