We had a couple of those, pretty annoying but we swapped them out. 

That tends to be the only tenant who will stay to term.Also, being in Ohio (winters) we will offer oddball leases to get the future leasing period back on track to always be leased in spring/summer.Right now (Feb) we are doing many 15-18mo leases so when they do vacate we're leasing back up in May-Sep.Some people like 1yr leases so they aren't stuck with a "problem/annoying" tenant as long and have the chance to cancel at 1yr vs being stuck with them 2yrs.  

This means that your holding costs will be higher and you will have more annoying issues come up keeping these spaces working. 

It won't change the sellers mind and you have the likelihood of annoying them by telling them what they should be allowed to make on their deal.

Foundation is great but it turns out roof is leaking even thought it was done in 2011, pulled my offer and talked to the owners who said he'd do the work and will call me again, he's also going to deal with other annoying stuff (re-do all 4 electrical panels, insulate windows, insulate the roof too).If he really does all of this and does it great my next offer will have no conditions and we will go forward.

In my experience, having your OWN buyers agent provides you with an agent who represents you (and not the seller/HUD) I understand that it can be annoying for an assistant to show up up, but that agent should not have even shown you the place without signing some type of an agreement/disclosure.

The rental inspection program became annoying in IIRC 2011. 

I just feel strongly that we have choices in how we interact with other people - we can either be their cheerleader and root for their success, or we can be annoyed at new people entering our space and be sarcastic and discouraging.

Broker by trade but in 2005 I got annoyed with some mortgage brokers being worthless and decided to do loans myself.

Since each county governs this exemption it was very difficult with some counties and still really annoying with other counties.
