I certainly charge more than $50 to do this (gas is $3.00/gallon after all) but I guess I was wanting to see if a condensed form of that service (without having to ride all over town to view properties) would be worth while to to anyone.

He left out the important addition of a 1/2 bath, and did a cheapo kitchen makeover.Another had two guys who ignored her advice to to just replace the kitchen cabinet doorss and instead ripped the cabinets out, exposing outdated wiring and leading to $8K in electrical work and a 5 week delay!

He will loan up to 90% of purchase price plus repair and holding costs - if I have enough personal reserves to cover "what ifs" and something he can attach his name to to cover the 10% (equity in my home or one of the cars).I have options for obtaining the reserve cash he requires, 401(k) loan, put a note on one of the cars, etc, but I'd prefer to exercise those options if and when the need arises, not just to make him feel better.

When it is through a realtor, It takes a day to get a message sent from to to the seller....How do I go about negotiating w/out a realtor...I do all the leg work anyway...This is a 2 part ?
