The guys who are looking for day work are the absolute bottom of the barrel of an industry already riddled with felons & substance abuse.

Even after that, I was too afraid to initiate any deals because I've convinced myself that I did not have the knowledge or experience to execute anything of substance.

Correctness and completeness, substance over form, and other fun accounting terms would be my argument.But my opinion as to why shopping for a new tax pro wouldn't be a bad idea was a matter of carelessness and lack of due diligence, not necessarily an incorrect tax return.

They would essentially salvage structure and tear down structure that cannot be used and then cleaning everything with some sort of baking powder substance.

That, coupled with lack of working capital and a poor business plan saw my business dive and only a stubborn lack of acceptance of the facts has kept me afloat.I don't see property investment as a get-rich-quick scheme and I certainly don't believe the rubbish out there that makes all kinds of promises with no substance.

Both books are full of practical real world information, as opposed to the 10% substance, 90% rah-rah-rah-you-can-do-it formula that you get with a lot of books on real estate investing.
