This seems unlikely in the long run. you are forgetting that someone is paying down your principal for you so you need to take that into consideration. 

I've avoided being an agent bc I don't want to pay all the fees and sell houses to get paid, but that was before I knew an investor specialized brokerage like this was a thing.

We have taken over LOTS of occupied units with under paying tenants.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

So it could take a decade to get to todays market rent. 2) it’s almost impossible if not impossible to non-renew a tenant, especially if you’re not an owner occupant. 3) As a seller, even if I could remove paying tenants I never would without a non-refundable payment from a potential buyer that covers all vacancies for 6 months if they fail to complete the purchase. 4) You MIGHT say as a buyer that’s worth it.

He will take anything of value, leave all the trash, and not pay you a dime.

I knew that was not true because I had paid $780 a couple months before on a property in the same area and also my realtor told me that her clients had been paying that lower rate.

Can you easily pay vendors and contractors online?

Why ask: Knowing what is included in the program to make sure you are getting all you are paying for is important.
