I tried to research the best and most user-friendly PM site that did not charge a fee to maintain a property, being that it was my first one and I was self-managing and not using a PM.  

Since the mortgage rates have been higher than previous years and the inventory has been lower I'd recommend looking into multi family options that are currently cash flowing in areas that values are increasing.

To find deals in Philadelphia, focus on off-market opportunities by networking with wholesalers and local investors, attending meetups, and leveraging platforms like PropStream or MLS.

You may also want to consider hiring a land use attorney or consultant to help navigate any zoning changes or entitlements needed for your mobile home park.When sourcing land, focus on parcels that are already zoned for multi-family or manufactured housing, or at least close to it, to avoid lengthy approval processes.
