We have a mixture of paid with cash and mortgages.  

I am using a mixture of worthy bonds and USDC stablecoin keeping it with BlockFI.

The flats are earning £28k and are mixture of 2 and 3 bedroom flats and they are asking £500k.

All the pop-corn ceilings were assumed to contain asbestos, so we put up 1x3 strapping & covered all the ceilings with new drywall.

I find that reasons for investing into multifamily or passive investments in general vary but often align with :Level of Experience in real estate - In a strategy, asset type, or overall.Limiting risk/responsibility for the investment.Passion/Purpose - Main focus is on another career/passion/etcEducation - Desire to "learn the ropes"Time - Lack of itCapital - Diversification or investment need, limited investment opportunity through self-purchased, etc.Often it is a mixture of the above and each investor will have their own why. 

You can also do a mixture of the two if you have someone who would split about a 20% downpayment with you on that initial loan.Hope this helps a bit.
