Appliances and How to Handle Them

Hi Guys, what do you do when it comes to appliances? Is the owner generally responsible for the stove, fridge, etc? Or is that something you want to put back on the tenant to be responsible for? Is it a mixture of some appliances & then others you don’t touch? Just curious what everyone does & what their strategies are.
