These markets have great long-term economic outlooks and have a similar Rent-to-value ratio as NV.I'm sure you've done your due diligence on Vegas, but I thought I would offer my two cents.

Interest rates have some effect or influence, but there are a number of other factors (unemployment, economic outlook, population growth, household creation/consolidation, consumer confidence, tax codes, etc.) that are more powerful in determining housing prices.

People in general have a hard time being patient and tend to not have a long term outlook on most things.

I have seen more and more students renting these houses out, looking for an alternative to the apartment living.

Outlook for real estate prices - lending get easier and cheaper if prices are increases as increasing prices cover many lending errors.

They may change their outlook once this becomes more prevelant with HUD.

I have been spending weekends out looking at open houses to meet people in the business.

The market is strong, good job outlook, and sound economy.My concern is that with so many other units in the complex that I lose control of the condition and pricing on those competing units.

Call an appraiser or another broker to find out. Look

We really don't go out looking but we do make sure to let people know that we love "referrals".
