Hello BP community,While driving around my area, I came across a 3 bed 2 bath house with the ideal characteristics of a home to target with direct mail: overgrown grass, stained vinyl, crinkled blinds in the windows, etc.

If neither of you have done it in Philly isnt it an issue of the blind leading the blind?

My units were 2 and three bedrooms with about 8 windows which had blinds. 

. $3k for the bathroom, $2k to paint, $4k to repair the fencing and $1k for blinds, outlets and closet doors.

There are also fees for if you win called buyers premium... just account for those when you  make the bid and don't get blind sided.On a side note, I purchased one last year that was on an auction site...
