Now a days the #1 best marketing tool is social networking ( Facebook, Instagram, twitter etc) and the main point of marketing a service or product is to get it in the way of someones vision so if it attracts them or someone they know word of mouth will do the rest of the work.

Also Instagram is also popular , it's free and can reach a younger demographic for first time home buyers..... 

:)  Facebook (create a community around an in-person event you host then open it up to larger audience)Instagram (pics of renovations before/after) Twitter (proactively answering real estate related questions) Whatever you do, do it DAILY. 

Another agent contacted me and offered to the same - I asked him to send me a link to an example of a Facebook or Instagram ad of one of his properties and got crickets.

You can simply google "real estate meetups in Louisville, check Facebook, Instagram, and even the Biggerpockets site has meetups listed.You can find network/ mentor opportunities much more efficiently by doing a bit of research versus posting a question and relying on others to give you the answer :-)

As you stay consistent, you will stay on the top of your follower's news feeds.Also, maybe create a Real Estate focused Instagram account and try to use the two to promote each other.

The best thing about all of this is that there is a house in the neighborhood that sold about a year ago and a real young investor bought it and is renovating it up ( I follow her in Instagram).
