When I used to fly a lot for work having a travel card was a blessing since I got advantages you can't buy.Boarding early, not having to gate check your bag ect, takes some of the hassle out of flying. 

Hi Yonah,Many accredited investors FIRST understand take a bunch of single family houses and put them into one building and you have large multifamily.It's a concept they can understand and feel comfortable with right out of the gate.

We eliminated both of those for multiple reasons.The one that I have access/easement concerns is interesting as it is surrounded by $1M, gated properties.

Back in the 1990s, Bill Gates wrote a book about it ("Business @ the Speed of Thought").

However, getting some rent out of the gate is a good thing too, and when a property is occupied, its tough to over-fix it, which I have a bad habit of doing!

It was sales men of the day.. it rubbed off and by the time I was 18 and had my license I was a CLOSER  LOL that's why I did so well out of the gate in transactional real estate I could CLOSE with the best of them..

If it is a gated community, it also adds a layer of security for your tenants.

My point is, it is not a BAD deal, but I would probably not jump into a rehab on a 10 unit right out of the gate.
