Do you maintain a list of people for other reasons, such as marketing, Christmas cards etc?

In 30 days or so I will have my first AIRBNB which is already rented out for the week of Christmas.

I buy Christmas cookies from a tenant who is a professional baker.

Last year, I was awoken by an upset neighbor at 7 am ON CHRISTMAS DAY because the dog had jumped their fence and was after their urban chickens.Just today, the dog escaped.

I was given the advice many years ago when I got into rentals to just hang tight and see what happens....fast forward 10yrs and they are still kicking strong.....my 2 cents Good point.... except for 2 things I consider: 1) sometimes it's better to replace an old appliance when it's nearing the end of it's life rather than get that call from the tenant - and that call always comes on Thanksgiving day or Christmas week.....2) Newer appliances like these are SO much more efficient that over a period of say 5 years you will have recouped much of the cost anyway.

I am getting more questions first, but still, looking good for 2022.We had a long Thanksgiving family (8 days) and have a Christmas through New Year family as well.

Christmas did just pass, and for all we know, your tenants (fill in relative here) could have just paid their rent for them.

They hosted a call just before Christmas and did not give much additional information other than saying that the Edmonton and Calgary markets may be oversaturated which I don't see at all. 

Rural units can sit longer and anything that gets listed in November can sometimes sit until February.Rental demand between Thanksgiving and Christmas falls off a cliff and most people don’t want to move in the snow (Buffalo NY).I just had an expertise with a client who asked me to look at his rental.
