However, I have been thinking that it might be better to buy a home and convert the basement into a rental unit with a separate entrance, a washer/dryer, and a kitchen. 

Remodeled the property: New windows, refinished hardwood, new kitchen, new doors, vinyl plank flooring, stainless steel appliances, washer/dryer, quartz countertops.

I always replace toilets, shut off valves, water fixtures, add frostproof water spigots with additional isolation valves for winterizing, switches, light fixtures, Add ceiling fans to every bedroom, GFCI outlets, regular outlets, smoke detectors with 10-year or hard-wired-in, use a quality one coat semi-gloss paint, basic white washer/dryer and Exterior door locks with touchpads (key free). 

It’s been a few months and I’ve had a washer/dryer issue so I recently invested in a company to come and give Annual maintenance to my 1.

When I arrived, I discovered 3 missing door knobs, broken tile, broken washer, toilet paper roll torn out of wall, stained carpet, etc.
