As long as you write it out in the lease and it is transparent, you should be fine. 

Eeluding to what  @Donny Trana said everything is negotiable just stay transparent and make sure it is in the contract.

Many don't fully understand the mechanics of negotiating, marketing, evaluating, transparency, honesty and time that goes into identifying a property, analyzing it, negotiating a contract, having the properties title pulled and working with title Co and seller, writing contracts, proper assignments, ARV and so on.........I can go on for a day or two.  

Complete transparency.

Check.Implement a secure online portal on my website where my investors can obtain copies of their quarterly reports and tax documents, which will give added transparency and make it easier for them to monitor their investments and performance.
