@Jeffrey Nordin - regarding management, most of the PMs loved to spend my money, encouraged repairs that I wasn't even doing on my own house, because they marked up the invoices a lot, and that's how they made the majority of their money, even though you also pay a monthly % of rent fee. 

If you tell a seller you are going to buy their house, agree on a price, and then write a purchase contract then you dang well better close on that house.

I have a valid bank account there - you had to have one for payment of their invoice - but that hasn't apparently mattered.

Full disclosure: My company was not impacted, other than we changed our collection service provider to Intuit's invoicing.

It might take time to get information about the property, schedule a showing, get into the home/unit, etc. but once it's offer time that dang DocuSign/EchoSign/FormSimplicity is always in my inbox within a couple of hours.  

Rafael Floresta“My PM uses Appfolio (which seems, on here, to have it's share of fans and detractors) so it's easier and quicker for me to login and review rent collections, expenses, invoices, etc.

Many of the companies list fees including 10% added to invoice for repairs, maintenance, improvements, landscaping. $50 to meet inspectors, per utility turn on, lease renewals. 

I'll try to provide all documents, invoices, pictures, budgets, schedules and financials down-to-the-penny, so everyone will know just how well (or how badly) this project goes.
